Industrial zoning ranges from heavy to light and can entail any number of specialized uses from refinery and machinery to warehouse and storage space as well as cultivation, brewing, and distillery operations. Determine Design gained a huge amount of experience during the initial marijuana boom while also working on a fair amount of brewery projects, warehouse buildings, and other sites throughout the state of Alaska.
Zip Kombucha Brewery and Tap Room was in the early stages of planning its facility at an older building located in midtown Anchorage. The owner was referred to Determine Design by their selected mechanical and electrical engineering firm. A majority of the space was required for the brewing and fermentation equipment, storage, and canning facilities. A smaller area, facing Arctic Boulevard, would be used for the taproom.
The building was not in great shape–sloping floors, poor lighting, and inadequate restrooms. The site was worse due to a change of use required for the tasting room–this required that the site be brought into compliance with current land-use regulations in Anchorage with more parking and landscaping.
For the final Architectural Design, a new restroom was added on an elevated platform to reduce the cost of plumbing and the site was surveyed and space for new parking was located in the rear of the building. As for the sloping floor, the owner decided to just roll with the sloping floors and incorporate it into the concept... the 'Tilted Taproom' in Anchorage!
